Turn off Church Street towards our newest development in Brighton, and the mood instantly changes. The perpetual nature of food and fashion gives way to a remarkably still, tree-lined street. Carr takes cues from this urban environment to create our most visually arresting design to date.


The site

Location, location, location. Occupying corner position in the established suburb of Brighton, this site is barely 100 metres away from Church Street, two minutes from Middle Brighton train station, 20 minutes from Melbourne CBD, and less than five minutes from the iconic bathing boxes of Brighton Beach and nearby Bay Trail. Despite the connectivity, the atmosphere of the tree-lined street is calmly serene.


Designed in collaboration with Carr, the development will present a cohesive and highly articulated form that complements its heavily landscaped surrounding. Taking cues from the local urban character, a generous setback along Male Street allows for a landscaped ribbon of established trees, providing both private space and direct street access for each of the ground-level apartments.


Fortis X Carr

As early concepts show here, the staggered vertical rendered elements and recessed metal panels combine to give the facade an articulated rhythm, while recessed balustrades create further depth. Concealed planters allow for greenery to overflow the top of the podium facade, softening the podium height and complementing the surrounding established gardens.

In focus

Setbacks from the street have been applied to align the northeast facade with adjacent Male Street buildings, and then further recessed to accommodate tree protection zones for existing trees. The building mass is then broken down to introduce inset balconies within the podium, which help to soften the edges of the podium and provide articulation to the respective elevations.
