Ruby House penthouse raises the bar in exclusive Double Bay

Luxury Sydney developers are clamouring to outdo themselves when it comes to building the most opulent apartments – set to appeal to both international and local buyers alike – with Fortis launching a $50m-plus penthouse this week.

Despite the latest RBA interest rate rise, Fortis is developing what it claims to be the most expensive penthouse in the swanky eastern suburbs location of Double Bay ever delivered.

Replete with Sydney Harbour views over the Double Bay tree canopy, the opulent apartment will be accessed via a private lift and lobby and span more than 1000sq m.

The four-bedroom apartment will sit atop the Ruby House office development fronting 294-298 New South Head Road and 2-10 Bay Street.

The developer believes the buyer may be international or someone with deep roots in exclusive Double Bay, adding that the penthouse “is simply the finest home … ever produced” in the wealthy eastern Sydney suburb.

In a statement, Fortis general manager, development NSW, Ed Eve said the developer worked exclusively with the world’s finest project partners, and this penthouse reflected everything that Fortis’s philosophy stood for.

“Our Sydney portfolio will soon unveil several never-to-be-repeated super prime penthouses,” Mr Eve said.

“Ruby House sets the tone for everything that follows.”

Melbourne architect Pete Kennon designed the penthouse, which has four bathrooms, two powder rooms, garaging for six cars and two sweeping north-­facing terraces and is set above a mixed-used commercial complex currently under construction.

The penthouse’s grand dining room features vaulted plaster ceilings, arched glazing and natural stone, and is connected to a private bar and terraces.

The kitchen is dominated by a 6.3m limestone island, La Cornue induction oven and integrated SubZero refrigeration, while the drawing room will sport full-height timber cabinets.

The north-facing master suite will feature polished Venetian plaster plus a French Oak dressing room as well as a marble bathtub and two marble basins.

Above the living area, the private rooftop ­terraces will feature an opulent swimming pool, gardens and entertaining spaces.

Completion of the penthouse is scheduled for later this year.
