Sydney’s wealthy eastern suburbs has scored another luxury apartment block with Fortis winning approval to build an $80m, six-level unit tower.
Fronting 55 William Street, Double Bay, the building will comprise eight apartments with a mix of two and three-bedders.
Options for apartment purchasers will include a garden residence, full-floor apartments, a sub-penthouse and penthouse.
All apartments will have secure basement parking, private outdoor space and north-facing views across the harbour.
Fortis general manager Ed Eve said the recent approval reflected continued demand from owner occupiers seeking new housing opportunities in established lifestyle locations.
“Double Bay remains one of Australia’s most sought-after residential markets, supported by its harbour setting, exceptional amenity and limited supply of new housing,” Mr Eve said. “We’re seeing continued demand from local owner-occupiers and downsizers looking for high quality homes that allow them to remain in the eastern suburbs, close to the lifestyle and community they know.”
He said 55 William would “deliver a range of residences designed to meet that demand, within walking distance of Double Bay’s retail, dining, wellness and waterfront amenity.”
The approval follows a revised scheme for the site, increasing the number of residences from two previously approved townhouses to eight apartments in response to NSW’ Low and Mid-Rise (LMR) Housing Policy.
Designed by MHNDU, with landscape architecture by Wyer & Co and interiors by design studio 1508 London, the project brings together a team of leading design practices.
The site is within walking distance of Double Bay Village, waterfront amenities and the Double Bay Ferry Wharf.
The approval marks Fortis’s third development approval in Sydney’s eastern suburbs in the past two months, continuing the company’s momentum across one of Australia’s most competitive residential markets.
Sales for 55 William are scheduled to launch in September, with construction under way and completion targeted for 2028.
In nearby Rose Bay, Fortis won approval to build 21 luxury apartments in April under NSW’s housing scheme. Two-bedroom units start from $4.5m.
At the time, Fortis said the approval marked a significant milestone as one of the first sites in the elite suburb to be granted under the state’s recent LMR reforms.
All up, Fortis plans a six-level block comprising 21 two-, three and four-bedroom apartments with a mix of private balconies and terrace gardens in the project to be named Verano. Apartment prices will start from $4.4m.
There will also be a full-floor, four-bedroom penthouse with a price guide yet to be revealed.
The units will be serviced by 40 basement carparking spots, as well as communal alfresco dining and a bocce court.
The architect for the Ian Street, Rose Bay project is MHNDU; interiors are by Alexander & Co, and landscaping by Wyer & Co.
Many units will have views of Sydney Harbour, with the project on a prominent 2038sq m amalgamated site, close to the Rose Bay Village, harbourfront parks and the Rose Bay ferry wharf.
Completion is expected by mid-2028.
