The Rosemont development at New Farm from property development managers Fortis has been launched to the market with sales to begin on September 12.
The New Farm project is the newest Brisbane development from Fortis marking another major step in the company’s growing footprint across South East Queensland.
Fronting Langshaw St, Bowen Tce and Moreton St, the Brisbane City Council approved plans are set to transform a prominent 5727sq m corner site into a contemporary, lifestyle-focused residential address.
Stage one will comprise 73 apartments with the project designed in collaboration with leading architecture and interiors studio DKO, with landscape architecture by LatStudios.
The development application for stage two, featuring 24 additional apartments, has been lodged.
Fortis general manager – Queensland, Dan Boman, said the approval reinforced the company’s commitment to delivering high-quality homes in Brisbane’s most sought-after suburbs.
“New Farm is one of Brisbane’s most tightly held suburbs, and Rosemont has been designed to honour that,” he said.
“Our focus has been on creating homes that feel genuinely at home here – shaped by the landscape, the light and the neighbourhood’s enduring sense of community.”
Mr Boman said Rosemont’s design draws inspiration from the lush, verdant gardens at its core, with more than 1800sq m of communal gardens and resident amenity planned for the New Farm location.
He said key features to the development included a dramatic double-height entry foyer from Moreton St, expansive landscaped formal gardens, a 20m swimming pool, gym and wellness studio, hot and cold plunge pools, a residents’ private dining room and outdoor entertaining space, and private library, lounge and gallery.
“The project fully embraces Brisbane’s Buildings that Breathe principles, incorporating deep-soil planting, generous setbacks and a central courtyard that brings natural light, air and greenery into residents’ daily experience,” Mr Boman said.
“Designed to sit comfortably within its neighbourhood context, Rosemont features stepped building forms, layered landscaping and varied materiality.
“The development presents three-storey interfaces at street level, with the upper levels stepped in, enhancing the pedestrian experience and contributing positively to the local urban fabric.”
Rosemont is the fourth development approval secured by Fortis in Brisbane, following River House in Kangaroo Point, Crest & Walker in Newstead and Lynsford, a mixed-use project on Racecourse Rd in Hamilton.
Fortis recently acquired its fifth site in Teneriffe.
