Aussie Developers Forge Ahead With Luxury Projects This Season

Cautious buyers are treading lightly as they navigate Australia’s luxury apartment market, but motivated developers are still betting on the winning real estate trifecta: boutique buildings, designer finishes and coveted lifestyle locations.

From Sydney Harbour to Brisbane’s riverside and Wollongong’s beachfront, a new crop of luxury projects is taking a largely low-density approach with architects drawing heavily on each site’s landscape and outlook.

For developers, the strategy is less about competing on volume and more about creating scarcity through sophisticated and memorable design. As a result, many new projects have fewer residences, larger floor plans and increasingly elaborate private amenities than a decade ago.

The shift comes as Australia’s property market enters a more measured phase. Buyers face higher borrowing costs and significant changes to investor tax policies, while developers contend with elevated construction costs.

These five projects launching sales offer a snapshot of how Australia’s luxury residential sector is adapting to the changing landscape.

Sir Darling, 7 Annandale St Darling Point

Sydney’s affluent eastern suburbs have been a hotbed of ultra-high-end apartment development over the past decade. Low-rise boutique builds have replaced freestanding homes as developers seek to make the most of every square foot of land available.

Sir Darling, a collection of only three luxury residences in Darling Harbour, launched to market in June with prices starting at A$15 million. 

Named after the convict-era governor of New South Wales Ralph Darling, the prestige project developed by Fortis was designed by MHN Design Union with interiors by Phoebe Nicol and communal landscaping by Wyer & Co.

The building sits on a rare 59-foot stretch of prime harborfront land, combining direct water access with iconic views across Rushcutters Bay toward the Sydney skyline, Opera House and Harbour Bridge.

Ranging between approximately 4,000 to 5,000 square feet, the homes have a private elevator lobby, floor-to-ceiling glazing to maximize the views, a neutral interior palette, La Cornue kitchen appliances, landscaped outdoor space and secure basement parking for two cars.

Completion of the project is expected later this year.
